    Viewing appointment: After sending your request form to coming home you will receive all the contact details of the landlord. You now have the possibility to arrange viewing appointments directly.

    Rental contract: As soon as you have decided on a temporary residence, coming home will issue a legal checked rental contract. Please bear in mind that even a verbally finalized contract has validity. In general a temporary rental contract is finalized, where the duration of the contract begins and ends on a fixed date. According to the agreement both parties can agree on a period of notice. This normally comes to three months. Shorter periods are possible but require the approval of both parties.
    Is a rental contract finalized on unspecified time, the legislator defines three months notice as a rule.

    Mode of payment: when renting a furnished apartment it is quite common that the first rental payment and the deposit has already been transferred into the landlords’ account upon receiving the keys or given in cash the day the apartment is handed over. In this case please make sure to obtain a receipt for the payment. The deposit, depending on the length of the contract, normally is between one and two months rent (high-quality furnishing up to three months) will be given back upon return of the apartment.

    Insurances/Damages: this is a very complex issue and we advise our customers to contact their insurance companies. We would like to make a note of the fact that a tenant should have his personal household contents covered by home owners insurances and immediately inform their insurance when renting out.
    The tenant has the possibility to be covered by a liability insurance which includes rental damages. If damages occur within the duration of the rent, the tenant should immediately get into contact with his landlord to discus further action.
  5. Step
    Handing over/return: in order to avoid problems at the end, we suggest recording everything on a » hand-over protocol when handing over and on a » return acceptance protocol when leaving the apartment. In these forms the condition of the apartment is recorded.
    It is also advisable to draw up an inventory where the furnishing and equipment is listed.
    We recommend our landlords to handover the apartments to the tenants in a very good condition and cleaned (hotel standard). At the end of the rental period it is common that the final cleaning costs are paid by the tenant.

This action protects both parties from possible arising occurrences.
